What we find in Wauwatosa houses

Washington Highlands, Ravenswood and the streets off North Ave went up mostly between 1915 and 1935. That means quartersawn white oak strip, often 2¼-inch, and in the better houses a walnut or maple feature border around the living room.

The common find in Tosa is oak that has been under wall-to-wall carpet since the seventies. Pull the carpet and the tack strip has chewed the perimeter, but the field of the floor is usually untouched and has plenty of wear layer left. Those floors sand beautifully. The other Tosa job is a floor that has already been refinished two or three times — there we check thickness at a vent or a doorway before quoting, because a floor that has run out of wood needs a different conversation.
