Fox Point splits into two housing stocks. East of Lake Drive there are prewar colonials on oak. West of it, most of the village is 1950s and 1960s ranch and split-level.

The ranches are where it gets interesting. A lot of them have oak parquet or wider plank than you find in the older suburbs, and some have original finish that has ambered heavily under decades of sun. Parquet takes a different sanding sequence than strip flooring — you cannot run the big machine the same way without tearing grain — so it is worth having someone look at it rather than quoting off a square-foot number over the phone.
