Art Flooring & Construction LLC · Milwaukee since 2005
Hardwood sanding and refinishing across Milwaukee and the North Shore. Most floors under old carpet have decades of wear layer left — refinishing costs a fraction of replacing them.
How a floor gets done
Every floor goes through the same grit sequence. The 36 grit cuts through old finish and levels the boards. The 60 and 80 take out the scratch the coarse paper leaves behind. The 100 leaves a surface smooth enough that finish lies flat instead of pooling in the grain.
Skipping a grit is how you get a floor that looks fine dry and shows every swirl once the poly goes on. It is the most common shortcut in this trade and it cannot be fixed without sanding the floor again.
Before any of that, we handle what the sander cannot: loose boards get refastened, damaged boards get woven in with matching stock, and gaps get filled where it makes sense to fill them.
Finish is usually oil-modified or waterborne polyurethane depending on how fast you need the room back and how much amber you want in the color. We will walk you through the difference on site.
What we do
Existing hardwood taken back to raw wood and finished. Stain if you want the color changed, natural if you want the wood to be the wood.
Solid and engineered hardwood, laid and finished. Includes matching into existing floors where a room is being added or opened up.
For basements, rentals, and rooms where solid wood is the wrong answer. Installed over properly prepared subfloor.
We do not do tile or carpet. Floors are the whole business, and this is the part of it we are good at.

What it costs
That range covers the sanding sequence and three coats of finish on a floor in ordinary condition. Stain, board repairs, stairs, and heavy pet damage sit outside it. Full breakdown of what moves the number is on the pricing page.
